Owner Operator
Long-Term Rental

A 12-month, side-by-side program — our Landlord GURU framework — that runs your rental with you, then hands you the keys.

Most management companies are built to keep you paying forever. This one is built to make you independent: we operate alongside you for one year, teach you every part of the job, and at graduation you run the property yourself — with zero ongoing management fees.

A DIFFERENT MODEL

Management that works itself out of a job.

Traditional property management charges 18–25% of your rent indefinitely, and the longer you stay, the less you learn. The Owner Operator program flips that: for twelve months we manage the property side-by-side with you — full transparency, nothing behind a curtain — while teaching you pricing, screening, leasing, maintenance, and the financials.

By the end of Year 1 you graduate and take full control, paying no ongoing management fee. If you'd rather keep a hand on the wheel, à-la-carte support is there when you want it — never as a requirement.

Devin & Rayna Coyle with their family
OWNER-OPERATOR · FIRST RENTAL

Working with Matt to help rent out our first home was one of the best decisions we made. From day one, his knowledge of property management, maintenance, and the rental process gave us confidence that our investment was in the right hands. He was incredibly responsive to both us and our tenants, always addressing questions and maintenance needs quickly and professionally.

Not only did Matt save us nearly $6,000 in management fees and labor compared to the traditional property management companies we interviewed, but he also taught us so much along the way. Thanks to his guidance, we now feel comfortable managing the property ourselves. In fact, the only reason we're debating whether to continue for another year is because of the value and peace of mind he provides.

If you're looking for someone with exceptional knowledge, professionalism, and a hands-on approach to protecting your property, I can't recommend Matt highly enough. Five stars all the way.
